Real estate transaction deadlines are extremely important, because if you miss a critical deadline, you can lose your negotiating ability to deal with a seller on serious defective issues, and if you had to back out of the transaction, you could lose your earnest money. You cannot afford to miss an important deadline. In this video I'll talk about those deadlines and what I do as a buyer's agent to protect my buyers from serious trouble.

The real estate market turned and this is definitely a buyer's market now. It's been turning for quite a while, but now that prices are falling precipitously and sellers are forced to keep dropping their prices month after month and sometimes weekly, the writing is on the wall . . . or should I say all over Zillow and those massive price reductions. This video quickly shows examples of Sequim homes in a crashing market, and the proof is blatant and in the faces of anyone, including listing agents, who claim the market is just fine. It's not fine! It's crashing, and that means the market hasn't just turned slightly to disfavor sellers--it is turned dramatically to favor buyers. This is unequivocally a buyer's market. Hang on to your panties home sellers, because you're in for the ride of your life, and it ain't upwards.

A flat fee listing service has come to Washington homeowners, and it's not like a $325 FSBO model that brings very little to the table and then drops the homeowners on their heads. It's also not like the 5% to 6% traditional bricks-and-mortar listing model either. This flat fee listing service brings the single biggest value to homeowners that any traditional broker can bring. What is that value, the single most important component to any marketing system today for a home? In Washington State it is to list the home in the Northwest MLS (NWMLS). Everything else a traditional listing broker does is for all practical purposes worthless, and I'll explain exactly why.
I love what the great actor Lee Ermey said in the movie Switchback (1997). He played Sheriff Buck Olmstead with Dennis Quaid who played Frank LaCrosse. "He told the truth, and once you've heard the truth, everything else is just cheap whiskey." I've never forgotten that statement. It has so much value for all of life, and it does in this context, too.

If you live in California, you know the reasons people are leaving California, although reasons are always weighted based on how they affect us personally. This list of California problems is long, but not necessarily comprehensive, but I just want to emphasize that none of these issues exist in the Sequim area. This is why Sequim, Washington is one of the best places to retire in the U.S. The list is kind of ugly:
apocalyptic forest fires, floods and mudslides, droughts, pollution, infested dying trees by the millions, grossly overpriced real estate, increasing nightmare crime statistics, unending traffic congestion, illegal alien invasions, massive fracking and drilling, never-ending increases in taxes and regulations, unstoppable government spending at all levels, and what has become a form of political insanity
I’ve referred to Sequim as “Paradise” long before I knew there was a Paradise, California, and that goes back at least as far as December 27, 2012 on this blog. It is tragic that Paradise is gone, and there are serious questions about whether it will ever make a comeback. In any event, I hope you will visit Sequim if you are one of the great Californians considering leaving California. My California clients absolutely love Sequim, and never plan to leave.

First, let’s make sure we’re on the same sheet of music by defining “due diligence.” Due diligence is the research you will want to do on a home and the property before you close on the transaction.
